TPO and other single-ply membranes
TPO relies on heat-welded seams and compatible flashing at curbs, pipes and edges. EPDM uses different seam and flashing methods. Material identification matters before repairs are selected.
TPO roofingA leak above a sales floor, office or storage area needs a roof answer and a building-use plan. The water may enter at a seam, a curb around rooftop equipment, a parapet transition or a drain connection before traveling below the membrane.
The visible opening is only one part of the assessment. Water held in insulation, attachment problems and a failed drainage path can change a localized repair into removal of a larger wet area. Covering that material over does not restore a sound base.
We consider the existing roof system and its interruptions, how people reach the roof, where materials and debris can move, and which spaces below need protection. That creates a useful repair, restoration or replacement conversation for an occupied Belton property.
Flat roof repair and replacement
Each system has its own connection details. A repair needs compatible materials and a sound assembly below.

TPO roofingReinforced bitumen roof layers need sound laps and transitions. Metal roofs need attention to seams, fasteners, movement and penetrations. Surface appearance alone cannot identify every underlying layer.
A coating is useful only when the existing roof is a suitable substrate. Cleaning, adhesion, seam preparation and detail repair come first. Wet insulation or broad attachment failure can require removal rather than another surface layer.
Roof coating suitabilityThe condition of the whole assembly determines how far the work needs to go.
| Path | Where it fits | Limit that changes the scope |
|---|---|---|
| Localized repair | A defined seam, flashing or penetration failure with sound compatible material nearby. | Saturated insulation, unstable attachment or damaged deck extending beyond the leak. |
| Restoration or coating | A serviceable, compatible roof that accepts preparation, detail repairs and a suitable coating. | A coating cannot substitute for removing wet material or correcting a failed drainage design. |
| Replacement | Broadly worn covering, underlying deterioration or a roof that cannot support reliable repair. | Removal, deck/insulation work, drainage and equipment coordination shape the project. |
Low-slope does not mean water should have nowhere to go. The surface, drains and overflow path need to work together.
Debris, blocked drain strainers and failed drain flashings affect water movement. Persistent ponding also raises the question of roof slope, settlement and insulation design. Clearing a drain does not correct every low spot.
Water can spread through insulation away from the visible entry. The assessment needs to establish the affected area and whether replacement of wet material is required before the assembly is closed.
Equipment curbs, parapets, pipes and roof edges interrupt the field surface. The repair must integrate these transitions with the chosen membrane or panel system, not depend on a coating over a moving or failed joint.
A commercial scope accounts for how the building operates, including conditions that do not appear in a roof-area measurement.
A useful roofing estimate
Customer entrances, tenant routes, loading areas and ventilation intakes affect staging and work sequence. Access and protection need to suit the property and the planned work.
Mechanical, electrical and other rooftop systems may need separate coordination for disconnection, lifting or curb changes. Those boundaries should be resolved as part of the work plan.
Removal and dry-in sequencing depend on weather, deck condition and usable work areas. Hidden wet material can change the removal area and the sequence needed to keep the project controlled.
Commercial roofs need a property-specific price. The residential asphalt calculator does not price membranes, coatings or commercial metal.
A useful roof file connects repairs to the next capital decision.
Identify the covering, known roof work, leak locations and accessible details. Current condition matters more than a generic life-expectancy number.
Repairs address the actual entry and affected materials. Water inside the building also needs the appropriate interior and electrical attention.
Material choices, recurring failures and underlying condition inform maintenance and replacement planning. Applicable product and contractor terms stay attached to the actual scope.
The answer depends on the building, occupied spaces, access and the planned removal or installation. Entrances, air intakes, loading and equipment work need coordination before the sequence is set. No single arrangement fits every property.
Sometimes, after the source is repaired and the roof is shown to be a sound, dry and compatible substrate. Coating over saturated insulation or failed attachment leaves the underlying problem in place.
No. Water can travel through the assembly. Seams, curbs, drains and wall transitions are assessed alongside the path below the surface and the extent of wet materials.
